Dryer

Dryer lint build-up can cause home fires, dryer failures and most frequently - inefficient energy usage through dramatically lengthened drying times.

Use a dryer vent brush to remove the lint build up in the vent that leads to the outside of your house. RepairClinic offers 10 ft. and 20 ft. dryer vent brushes, both of which work great for this messy task.

Washing Machine

RepairClinic technicians recommend that you check your washer water fill or drain hoses for fissures, cracks, blisters, corroded fittings and leaks.

Drain hose

Fractures are an indication that the rubber material that the drain hoses are made of is breaking down. Through prolonged usage and wear, blisters start to form, signaling ruptures in the inner lining of the hose, indicating the possibility that the hose may burst at any time.

Bursting of the drain hose and subsequent water leakage can cause major flooding damage to your home, so don't forget to look for possible signs of trouble. Corroded fittings mean that the hose has leaked sometimes in the past or is leaking at the present moment.

It is highly recommended that you replace the hoses if they have any of these conditions or you may find that the corroded fitting is almost impossible to remove due to rusting.

Washing machine water fill hoses need to be replaced every three to five years on the average, regardless of whether there is a visible problem or imperfection. For best results and a greater sense of security, use stainless steel fill hoses.

Inspect the placement of your washer to make sure that it is level and sitting on a well-supported sub-floor. A washing machine that moves, dances, shakes and bangs around after being unbalanced by many loads of laundry is one of the leading causes of washer problems and of customer complaints.

In addition, check your washer to ensure that no water is dripping into the unit when the machine is turned off. Even a small amount of dripping water is a sign that the water inlet valve is defective and should be replaced immediately.

Dehumidifier
· Examine your dehumidifier humidistat and make sure that it is correctly programmed. Settings that are too high will cause low humidity, while making the unit run continuously. This is unnecessary, expensive and energy inefficient. Try using a hygrometer to determine the correct setting for your humidistat.

· Clean your dehumidifier water container with antibacterial solution at least once a month.

· Replace your dehumidifier filter according to the use of your machine. During the busy months it is recommend that your replace the filter al least every six weeks. There is a large selection of filter parts to choose from.

Air Conditioner
· During the cooling season, when your unit is most in use, it is important to maintain it well. Cleaning the condenser coils on your window or through-the-wall air conditioner is one of the most important and necessary steps to take as dirt and debris restrict air flow and your AC cannot work very effectively.

When cleaning your AC unit, remove the entire cover to gain access to the coils. Be watchful for wasps or bees nests inside the unit or anything else that can cause harm or damage. The coils can be cleaned by blowing compressed air on them or by using a long handled, soft, bristle brush.

While you have the AC unit open, don't neglect to clean dirt or lint build up from the bottom of the air conditioner. Also, it is a good idea to oil the motor (if the motor is equipped with oil ports on its sides.)

· Cleaning or replacing the air conditioner filter is one of the easiest but most important steps you can take that will ensure longevity and durability of your AC unit. Depending on the weather and the air quality in your part of the country, this may need to be done monthly throughout the cooling season.

If you need to replace the filter, try electrostatic filter cut-to-fit material. This type of filter will fit most air conditioners.

More Maintenance Tips

Refrigerator/Freezer

Manual Defrost Refrigerator/Freezer
· Every manual-defrost refrigerator/freezer unit should be regularly inspected for ice and frost build up in the freezer section. If freezer walls have an accumulation that is thicker than ½ an inch or more, the build-up needs to be removed.

This is how to do it. Take out all food, turn off the appliance, and allow all the frost to melt. Once the ice has melted, the freezer area washed with lukewarm water then dried with a clean dishcloth, reset the thermostat and resume normal usage. Be careful not to use any sharp utensils or tools to scrape off the frost, as it is very easy to puncture the evaporator and ruin the refrigerator that way..

Automatic Defrost Refrigerator/Freezer
· On self-defrosting refrigerator/freezers, clean the drain pan underneath the refrigerator that collects water. If your drain pan is not accessible, there is no need to worry. Your refrigerator was designed so that you don't have to clean the pan.

It is very important to clean your refrigerator cooling fan and the refrigerator condenser coils. The coils are located underneath the refrigerator, are usually black in color and look like a series of small tubes and "fins" connecting the tubes.

Excellent, specifically designed Refrigerator Condenser Brushes make the job of cleaning the condenser coils infinitely easier.

Another very important step in your refrigerator maintenance process is inspecting the door seals. You always want to be sure that the seals are in excellent shape and are sealing properly against the frame of the refrigerator/freezer door.

If gaskets or seals are worn, or don't seal properly, the refrigerator or freezer may be loosing energy, working inefficiently and not cooling properly. This problem is worse when the weather is warmer and more humid. Clean the gaskets and the door frame with warm soapy water so they don't stick to each other. If the refrigerator door gaskets or seals are outdated and past their prime, they are very easy to replace.

Don't forget to check the back wall of your freezer for any frost build-up. Normally, there shouldn't be any frost on the back wall or floor of a self-defrosting appliance. The presence of frost is an indication that the self-defrosting system has a problem. See your manual or troubleshooting guide for help with a defrosting problem.
